In all the years I’ve been doing this, the value of being prepared is not only there to protect someone’s large financial asset, but to help with the stress, which can be overwhelming after a loss. My company has spoken to the news, held conferences, spoken in churches and town halls to give people information on what to do before and after a storm. As someone who worked for the insurance companies for many years and now assists people/businesses after a loss, I recommend the following: -Have a copy of your policy and declarations page handy. It is important to know coverage lines prior to and after a loss. -Document your property prior to a potential storm. This could be as simple as taking overview photos of every side of a house before a potential hurricane makes landfall,or having your roof inspected prior to hurricane landfall. If you recently purchased your property, your home inspection report is invaluable to establishing the pre-loss condition. -If you intend to ride out the storm, have supplies ready (i.e. water, food, battery powered fan, fill your vehicle up with gas, have a battery that can charge your phone). -After a loss, document what happened and record the dates and times you communicate with people. Anticipate that roofers, tree cleanup companies, and mitigation companies will be price gouging. You can negotiate these rates and be sure to keep any receipts/invoices. If you pay someone with cash, have them provide you with a receipt (even if it’s a note) and take a photo and save it. -Anticipate a delay from the insurance company. Keep records of when your claim was filed and when the property was inspected, how long the inspection lasted, what was discussed with the adjuster. -If you incur minor damages that do not exceed your deductible or have damages that are not covered under your insurance policy, still keep record of this and provide those receipts/invoices to your accountant, as it can potentially lower your taxes owed. Most modern cars have so many electronic devices that when you disconnect the battery, these devices could reset or get significantly damaged. Start the vehicle for a set amount of time, but leave it parked. For certain vehicles this is not recommended because the engine will not have adequate time to cool down. As you drive, air currents help maintain the proper temperature for the engine. Drive the vehicle regularly for a short distance. The best option! This allows you to circulate air, dry out the condensation, allow tires to rotate normally and many other important benefits. A few reasons option #3 is the best way to keep your car (and most importantly, the engine) in excellent condition: Rotates the tires and avoids worn down tires. Helps circulate fresh air inside the vehicle. Avoids the constriction of the brake system. Prevents damage to the fuel injection system. Prevents mold inside and outside the vehicle. Extends the life of the automatic transmission. Prolongs the life of your car battery. If you choose option three, you can expect to return home to a car that is in good shape. Well, not exactly. This two-ingredient cocktail recipe can be a little tricky to master. You’ll need to pay attention to the glassware, garnish, style of gin, all the way down to the spirit proof. The details matter! Too much gin and the botanical spirit will overshadow the unique qualities of the tonic. Too much tonic, and you might drown out the gin. To start, choose the right gin. London Dry Gin is an old-style gin with a Juniper flavor profile while modern gins tend to have notes of citrus and flower with Juniper as an undertone. The gin we chose this year to create our Christmas gift boxes was the Hofland London Dry Gin, which uses eight botanicals (Juniper, Angelica Root, Orris Root, Coriander, Vanilla, Liquorice Root, Lemon, and Ginger) and distilled alcohol from selected grains from the finest cornfields in the European Union. Hofland Gin is positioned amongst other premium gins and a great choice for a Gin & Tonic. When it comes to tonic, you must choose wisely. Some tonics are dry and straightforward, with strong notes of bitter quinine. Others are sweet and syrupy. And in between, you’ll find tonics featuring everything from citrus to aromatics to herbs and spices. Mass-produced tonic usually contains many unhealthy ingredients far from the original Cinchona bark. Q tonic has a somewhat medicinal taste from the Cinchona bark, which might remind you of a homemade tonight. You might also notice a slight tartness and tang, and clean tasking fruitiness. Use this tonic with a gin that is prominent in Juniper notes for a perfect match! Last but not least, there’s the garnish. Many people swear by a lime. Others choose a lemon, and others still prefer a grapefruit slice or rosemary sprig. For this particular combination, you will find in your gift box a lime. We believe that lime enhances the flavor of both the gin and the tonic; however, you could add a little ginger syrup if you prefer to make it more interesting. For a delicious ginger syrup, you will need 1 measure water, 3/4 measure sugar, 2 tablespoons finely grated peeled fresh ginger. Combine these ingredients in a heavy small saucepan over medium heat. Stir until sugar dissolves. Increase heat and boil until reduced to 1 1/3 cups, about 3 minutes. Cool syrup; then strain. (Can be made 1 week ahead. Cover; chill.) Ingredients: 2 oz of Gin (1 bottle in your gift box) 4 oz of Q tonic water (half Q tonic can) 1/2 oz of ginger syrup (optional) Garnish: 2 lime wheels Steps: Add Hofland gin to the highball glass over ice Add ginger syrup if desired Top with Q Tonic water and gently stir Garnish with lime wheels While you are mixing your Gin & Tonic, we highly suggest you get into the Christmas spirit by diffusing the following mix of essential oils to bring the smell of fresh Christmas trees into your home: -1 drop of Holly & Pine -2 drops Cypress -2 drops of Orange -1 drop of Nutmeg We hope that you enjoy your holiday gift box and this Go Naples Home Watch recipe tutorial. If you are planning to travel, it is important to let us know as soon as you finalize your travel plans. That is why communicating with your home watch provider is so crucial. Power outages, tropical storms and unexpected appliance breakdowns are just a few examples of small things that can go wrong. Even a window that is accidentally left open can lead to rain water drenching a room. A quick email or phone call to let us know the time frame for your travel is best so we can plan ahead and ensure your home is scheduled for regular check-ups. Below are a few *important* things to share with our team before you travel: *Will you be leaving for the entire season?*Are you taking a short vacation? If so, what are the dates you will need service?*Will you have house guests or renters on the property? Can we assist with check-in/check-out?*Do you have any special requests from us? We can take care of your errands, groceries, auto care, repair coordination and more. In addition, you will want to perform a few simple prep tasks before you leave to ensure your home is in great condition, and that no accidents occur between the time you leave and we arrive. For example, you will want to shut off your ice maker, turn off your water heater at the breaker box (if it is electrical) and (carefully and slowly) shut off the main water valve. This will ensure no water damage occurs in between the time you leave and when we arrive. Below are a few more important things you can do to prep your home for your departure: Drain the water out of the lines▪An electric water heater can be turned off at the circuit breaker while gas water heaters have a vacation setting. ▪If you have a re-circulation pump, it must also be turned off. ▪Love your air conditioner – It works hard, all year long. ▪Have it cleaned and checked once, or twice, per year. ▪The inexpensive, pleated, filters will do the job. Maintain a humidity level of 55% or lower▪Setting the thermostat between 76 – 78 degrees usually accomplishes this. ▪Set the thermostat to AUTO-FAN. Never turn the Fan to ON. That will just circulate the moist air.▪Do not open sliders, or windows, when the AC is operating.▪If you have a humidistat, be absolutely certain you know how to operate it properly. Brush. Flush. Check for leaks – especially in the bathrooms that you use infrequently ▪Always look for leaks behind the toilet, especially at the valve.▪Look under all sink drains in the home for signs of leaks.▪If the grout lines are discolored, you may have water leaking under the floor (from toilet or shower). ▪If you have any rubber supply lines, change them to stainless steel, braided lines. Conduct your own home watch visit ▪Check all ceilings, walls and baseboards for anything that looks irregular. ▪Spots and stains could indicate wetness or a leak. ▪Baseboards separated from the wall could be a sign of moisture. ▪Clean out your pantry. ▪Old pasta, oatmeal, rice and other grains are home to processed food bugs.▪Remove anything that can melt, or spoil, from your fridge when leaving for an extended time. Remember, an unoccupied home is an at-risk home! Even a short period of water damage can lead to mold or microbial growth (as little as 24-48 hours). The sooner we identify water intrusion, leaks, damage to your home or appliances in need of repair, the better. Small issues can certainly add up and create a disaster if they go unnoticed.
