Traveling Soon? Don’t Forget to Update Us

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact Traveling Soon? Don’t Forget to Update Us Spring is here and many of our Go Naples Home Watch clients are ready to enjoy travel, vacation and spend time away from their seasonal homes. If you are planning to travel, it is important to let us know as soon as you finalize your travel plans. The sooner you let our team know, the better we can accomodate your needs and protect your home in a timely manner. When it comes to home watch, time is of essence. That is why communicating with your home watch provider is so crucial. Power outages, tropical storms and unexpected appliance breakdowns are just a few examples of small things that can go wrong. Even a window that is accidentally left open can lead to rain water drenching a room. A quick email or phone call to let us know the time frame for your travel is best so we can plan ahead and ensure your home is scheduled for regular check-ups. Below are a few *important* things to share with our team before you travel: *Will you be leaving for the entire season?*Are you taking a short vacation? If so, what are the dates you will need service?*Will you have house guests or renters on the property? Can we assist with check-in/check-out?*Do you have any special requests from us? We can take care of your errands, groceries, auto care, repair coordination and more. In addition, you will want to perform a few simple prep tasks before you leave to ensure your home is in great condition, and that no accidents occur between the time you leave and we arrive. For example, you will want to shut off your ice maker, turn off your water heater at the breaker box (if it is electrical) and (carefully and slowly) shut off the main water valve. This will ensure no water damage occurs in between the time you leave and when we arrive. Below are a few more important things you can do to prep your home for your departure: Drain the water out of the lines▪An electric water heater can be turned off at the circuit breaker while gas water heaters have a vacation setting. ▪If you have a re-circulation pump, it must also be turned off. ▪Love your air conditioner – It works hard, all year long. ▪Have it cleaned and checked once, or twice, per year. ▪The inexpensive, pleated, filters will do the job. Maintain a humidity level of 55% or lower▪Setting the thermostat between 76 – 78 degrees usually accomplishes this. ▪Set the thermostat to AUTO-FAN. Never turn the Fan to ON. That will just circulate the moist air.▪Do not open sliders, or windows, when the AC is operating.▪If you have a humidistat, be absolutely certain you know how to operate it properly. Brush. Flush. Check for leaks – especially in the bathrooms that you use infrequently ▪Always look for leaks behind the toilet, especially at the valve.▪Look under all sink drains in the home for signs of leaks.▪If the grout lines are discolored, you may have water leaking under the floor (from toilet or shower). ▪If you have any rubber supply lines, change them to stainless steel, braided lines. Conduct your own home watch visit ▪Check all ceilings, walls and baseboards for anything that looks irregular. ▪Spots and stains could indicate wetness or a leak. ▪Baseboards separated from the wall could be a sign of moisture. ▪Clean out your pantry. ▪Old pasta, oatmeal, rice and other grains are home to processed food bugs.▪Remove anything that can melt, or spoil, from your fridge when leaving for an extended time. Remember, an unoccupied home is an at-risk home! Even a short period of water damage can lead to mold or microbial growth (as little as 24-48 hours). The sooner we identify water intrusion, leaks, damage to your home or appliances in need of repair, the better. Small issues can certainly add up and create a disaster if they go unnoticed. We hope you find this list of things to prep helpful. We look forward to caring for your home and keeping it safe while you are away. Happy travels from the Go Naples Home Watch team. Are Moisture Absorbers Worth It?

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact Are Moisture Absorbers Worth It? In South Florida, high humidity is very common in unoccupied homes. If not taken care of correctly, high humidity can cause major damage to homes and properties. Many homeowners use DampRid, or other moisture absorbers to manage their home’s high humidity levels. Moisture absorbers are not meant to control humidity levels in large spaces for extended periods of time. These products should be used in closets, bathrooms, or other small areas in your home to remove smaller portions of moisture. We do not recommend using moisture absorbers to continually remove moisture from your unattended home, especially in the humid spring and summer. Why Should I Not Use Moisture Absorbers? *If the moisture absorber fills up, it just sits there. It must be removed and replaced. *Active ingredients need to be replaced frequently. *They only remove moisture from the air in the surrounding area of the container. For large spaces, you would need to put more than one moisture absorber. Our Recommendations If you plan to leave your home unattended for extended periods of time, look into contacting your local home watch provider for additional help. Support from a qualified home watch team can assist you with regular upkeep, maintenance checks, and AC/Heating services. Remember to protect your home from easily preventable humidity damage, especially during the spring and summer months in Southwest Florida. Four Important Benefits of Seasonal Home Watch

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact Four Important Benefits of Seasonal Home Watch Snowbird season starts in the fall in South Florida, running from October to April. During the summer months, many of these residents leave their homes vacant for a period of time. Unfortunately, the longer you leave your home vacant, the more at risk it can become for water damage, flooding, property damage, and more. In many cases, a good home watch provider can help mitigate this risk and keep your seasonal home or rental in excellent condition when you return for the cooler months. Below are four important benefits of seasonal home watch, and why you should absolutely consider added care if you are a seasonal resident. #1 – Meet Your Insurance Policy Requirements In most cases, your homeowners insurance has requirements that apply to vacant homes. For example, many policies require weekly inspections or a minimum of days occupied to cover damage or approve claims. We always recommend you contact your specific insurance provider to find out the specifics of their requirements. Bottom line – Be informed and do not get caught off guard when it comes to your insurance coverage! #2 – Prevent Property Damage During the rainy months from May to November in South Florida, the possibility of storm damage always increases. Many homeowners will experience leaks, flooding, roof damage and more after severe weather. If you are present, you can respond quickly and prevent small damages from becoming excessive. That’s why home watch is so critical – with regular home watch services you can prevent a small leak or flood from turning into severe water damage and thousands in repairs. #3 – Reduce the Risk of Theft A vacant home is often an appealing target, especially when it appears vacant. This can easily be prevented by using regular home watch services. Your home watch provider can do a general inspection of the home, ensure doors and windows are locked, and make sure your regular home maintenance (home and garden upkeep) continues. All of these can help deter theft by providing a regular presence and keeping your home occupied. #4 – Enjoy Added Benefits When You Return Home In many cases, a great home watch service has added benefits that you can request. For example, some providers will pick up your groceries, run errands for you, check your mail and even prep your home for arrival. If you rent or host guests, home watch providers can also help with greeting and guest check-in. Have a favorite drink or magazine you would like picked up before you come home? Not a problem! Our team can do this for you and more. Our team is trusted, bonded and insured, and highly reviewed by our clients. We believe in providing the highest level of care and service, whether you own multiple homes, rentals or a seasonal home. What to Expect Hurricane Season 2022

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact What to Expect Hurricane Season 2022 As June 1st quickly approaches, you and your family need to be prepared for Florida’s hurricane season! This year, experts predict that hurricane season will be more active than usual. As always, it is important to watch for severe weather and have a plan in place to keep your home and family safe all season long. How to Get Prepared? Instead of waiting until the last minute to prepare for severe weather, try to have a hurricane plan in place before the beginning of the hurricane season. Last-minute preparations can cause stress due to lack of time and forgetting important precautions. As you begin your preparation, keep these helpful tips in mind… What To Do * Create an updated evacuation plan. * Gather non-perishable foods, flashlights (with batteries), and first-aid supplies in a centralized location. * Hire professionals to install shutters or hurricane-proof windows. * Store your personal documents in a safe, water-proof place. * Contact a local home watch team to help with pre-storm preparations. What Not To Do * Leave outdoor furniture unsecured and loose. * Return home before authorities say it is safe to do so. * Take shelter in the outskirts of your home. What To Expect After Severe Weather? Once you return home, avoid walking near downed power lines and using generators indoors. Check the inside and outside of your home for damages, so you can begin repairs as soon as possible to prevent mold. If you and your family need post-storm assistance, reach out to professionals. Happy Holidays From Our Family to Yours!

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact Happy Holidays From Our Family to Yours! If you can say it, you can make it, right? Well, not exactly. This two-ingredient cocktail recipe can be a little tricky to master. You’ll need to pay attention to the glassware, garnish, style of gin, all the way down to the spirit proof. The details matter! Too much gin and the botanical spirit will overshadow the unique qualities of the tonic. Too much tonic, and you might drown out the gin. To start, choose the right gin. London Dry Gin is an old-style gin with a Juniper flavor profile while modern gins tend to have notes of citrus and flower with Juniper as an undertone. The gin we chose this year to create our Christmas gift boxes was the Hofland London Dry Gin, which uses eight botanicals (Juniper, Angelica Root, Orris Root, Coriander, Vanilla, Liquorice Root, Lemon, and Ginger) and distilled alcohol from selected grains from the finest cornfields in the European Union. Hofland Gin is positioned amongst other premium gins and a great choice for a Gin & Tonic. When it comes to tonic, you must choose wisely. Some tonics are dry and straightforward, with strong notes of bitter quinine. Others are sweet and syrupy. And in between, you’ll find tonics featuring everything from citrus to aromatics to herbs and spices. Mass-produced tonic usually contains many unhealthy ingredients far from the original Cinchona bark. Q tonic has a somewhat medicinal taste from the Cinchona bark, which might remind you of a homemade tonight. You might also notice a slight tartness and tang, and clean tasking fruitiness. Use this tonic with a gin that is prominent in Juniper notes for a perfect match! Last but not least, there’s the garnish. Many people swear by a lime. Others choose a lemon, and others still prefer a grapefruit slice or rosemary sprig. For this particular combination, you will find in your gift box a lime. We believe that lime enhances the flavor of both the gin and the tonic; however, you could add a little ginger syrup if you prefer to make it more interesting. For a delicious ginger syrup, you will need 1 measure water, 3/4 measure sugar, 2 tablespoons finely grated peeled fresh ginger. Combine these ingredients in a heavy small saucepan over medium heat. Stir until sugar dissolves. Increase heat and boil until reduced to 1 1/3 cups, about 3 minutes. Cool syrup; then strain. (Can be made 1 week ahead. Cover; chill.) Ingredients: 2 oz of Gin (1 bottle in your gift box) 4 oz of Q tonic water (half Q tonic can) 1/2 oz of ginger syrup (optional) Garnish: 2 lime wheels Steps: Add Hofland gin to the highball glass over ice Add ginger syrup if desired Top with Q Tonic water and gently stir Garnish with lime wheels While you are mixing your Gin & Tonic, we highly suggest you get into the Christmas spirit by diffusing the following mix of essential oils to bring the smell of fresh Christmas trees into your home: -1 drop of Holly & Pine -2 drops Cypress -2 drops of Orange -1 drop of Nutmeg We hope that you enjoy your holiday gift box and this Go Naples Home Watch recipe tutorial. Why Home Inspections After Hurricanes Are So Important

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact Why Home Inspections After Hurricanes Are So Important Has your home been impacted by the recent Hurricane Ian? You are one of the many! In Lee County alone, over 5,000 homes were completely destroyed and nearly 42,500 were damaged in some way. We are heartbroken by the devastation our beautiful Southwest Florida has experienced and look forward to the rebuilding process. For many homeowners who had minor or moderate damage to their home, a home check by their home watch provider may be enough to address the post storm damage. For others who sustained more severe damage, you may need a more comprehensive review. Below, we’ll discuss some of the reasons you may want to consider a professional post storm home inspection that can assess your level of hurricane damage. Additionally, if you are working with a mold remediation company or have to do demolition yourself, it’s a good idea to hire a third party such as a professional home inspector to check the work. They can perform a Post Remediation Verification (PRV). This inspection will document the work performed and provide you with a “clearance report so you can enjoy peace of mind after the work is completed. Reason #1 – Impacts to Your Infrastructure High winds and flooding from a hurricane can do a lot of unseen damage to your property. From roof damage to appliances, drywall, garage doors, pool enclosures, landscaping and more – Hurricanes can impact every part of your home from the inside to the outdoors. If you have any concerns about the level of damage, you can start by contacting your home watch provider for a post-storm home check if they don’t already provide this service (hint: good companies will always provide this. We do!). If your home watch provider determines that the damage is severe or out of their scope to assess, your next step is a qualified home inspector who can assess your hurricane damage. This is pretty critical because hidden damage can emerge at a later time and you may lose out on your insurance benefits if you don’t act quickly. Reason #2 – Undetected Water Damage Has your home experienced severe flooding? One thing that is important to note is that when your home is flooded, you should ensure that any affected areas with drywall are completely removed and replaced with fresh drywall. Keep in mind that some companies may tell you that you can “dry out the water damage” and skip replacing damaged drywall. That is not the best practice and you are potentially setting yourself up for mold growth in the future. Another important note is that according to the IICRC, rising flood water is considered a Category Three water intrusion. Category 3 water is water that is grossly contaminated and can contain pathogenic, toxigenic, or other harmful agents and can cause significant adverse reactions to humans if contacted or consumed. All building materials affected by category 3 should be removed. You’ll want to make sure that the mold remediation company that you choose is following these guidelines, and in many cases, a home inspection after work is completed is the best way to approach this. Reason #3 – Peace of Mind after Severe Storms The most important reason may be your peace of mind. Wind damage, appliance damage, flooding and eventual microbial growth are all risks to your home after a severe storm. Even if the damage seems minor, over time, more serious damage can start to become apparent. Why wait and risk thousands of dollars in property damage? Your best protection is getting ahead of this potential storm damage and getting a thorough inspection for your own peace of mind. Additionally, your insurance company may not cover damage that is found at a later time. Check your insurance policy benefits to be sure, and if required, get a home inspection as soon as possible to prevent losing out on your coverage. Do you have any questions, comments or special requests for our team? We know how stressful it is to experience storm damage to your home. Please, don’t hesitate to reach out by phone, text or email to let us know. How Long Can a Car Sit In Your Garage?

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact How Long Can a Car Sit In Your Garage? Going on a trip soon and need to leave your car? Many car owners do not think about prepping their vehicles before leaving for extended periods, but it is wise to know what damage can occur to your car while you are away. Weather and the condition of your car can be major factors when determining where to park your car during your trip. Weather If you are parking your car in direct sunlight for extended periods, here are some things that can happen: *Exterior weatherstripping dries out – allowing water to leak into the vehicle *Leather steering wheels begin to crack *Shape of the dashboard may warp What will happen to my tires and batteries? If your car is not driven frequently, your car battery may only last a few days, but it will vary due to car brand and age. After a few days of parking your vehicle, the tires may begin to develop flat spots which can cause irreversible damage. Our Recommendations As long as you plan accordingly, your vehicle should be fine. Try to park your car inside and never leave it parked for longer than 2 weeks. However, if you plan to be gone longer, look into local home watch support to ensure your car is cared for properly. Home watch can help ensure that your vehicle will be driven to recharge the battery, properly ventilate the car, and keep the tires in good shape. Hurricane Prep Tips from a Public Adjuster in South Florida

Home About Us Services FAQ Reviews Blog Contact Home About Us Services FAQ Reviews Blog Contact Hurricane Prep Tips from a Public Adjuster in South Florida This month, we have the pleasure of a having a guest writer, Jason Holzem, sharing his tips on hurricane season preparation. Jason is a well known public adjuster and works at Day Adjusting and Consulting here in Naples, Florida. He provides a unique insight into hurricane season and has some valuable advice to share about how to protect your home and valuables. Without further delay, please have a look at Justin’s blog for this month: With hurricane season fast approaching it is important for people to be prepared, in the unfortunate event they are impacted by a storm. In all the years I’ve been doing this, the value of being prepared is not only there to protect someone’s large financial asset, but to help with the stress, which can be overwhelming after a loss. My company has spoken to the news, held conferences, spoken in churches and town halls to give people information on what to do before and after a storm. As someone who worked for the insurance companies for many years and now assists people/businesses after a loss, I recommend the following: -Have a copy of your policy and declarations page handy. It is important to know coverage lines prior to and after a loss. -Document your property prior to a potential storm. This could be as simple as taking overview photos of every side of a house before a potential hurricane makes landfall,or having your roof inspected prior to hurricane landfall. If you recently purchased your property, your home inspection report is invaluable to establishing the pre-loss condition. -If you intend to ride out the storm, have supplies ready (i.e. water, food, battery powered fan, fill your vehicle up with gas, have a battery that can charge your phone). -After a loss, document what happened and record the dates and times you communicate with people. Anticipate that roofers, tree cleanup companies, and mitigation companies will be price gouging. You can negotiate these rates and be sure to keep any receipts/invoices. If you pay someone with cash, have them provide you with a receipt (even if it’s a note) and take a photo and save it. -Anticipate a delay from the insurance company. Keep records of when your claim was filed and when the property was inspected, how long the inspection lasted, what was discussed with the adjuster. -If you incur minor damages that do not exceed your deductible or have damages that are not covered under your insurance policy, still keep record of this and provide those receipts/invoices to your accountant, as it can potentially lower your taxes owed.
