Before Storm Season Arrives

It starts quietly, with moisture finding its way in through a slider that was never quite watertight, an ocean-facing casement window with a worn seal, or an upper terrace drain that clogged weeks ago and no one noticed.   By the time anyone sees a stain on a ceiling or a soft spot near a baseboard, the damage has usually been developing for a while. That’s the part of storm season we spend the most time thinking about, not the storm itself, but the weeks before it, when a home is sitting quiet and unattended. The rooms that need attention first A handful of spots tend to cause the most trouble when they’re left unchecked: Sliders and pocket doors facing the water Upper terraces and balconies with drains Casement windows with aging seals Utility closets or ground-floor spaces where water tends to collect These are the openings and drainage points that are most exposed to salt air and wind-driven rain, and the ones most likely to fail quietly.   Our pre-storm standard Before storm season settles in, we recommend a few things for every home we watch:   Document as much as possible. During our home watch visits, we document as much as possible. Our reporting system allows for time- and date-stamped pictures, giving you a clear baseline to compare against after any storm.   Confirm drainage paths are clear. Terraces, balconies, and gutters need to drain freely. A blocked drain during a heavy rain event can quickly back up water into a home.   Authorize vendor access ahead of time. Naples fills up with storm-prep and storm-recovery requests all at once when a forecast shifts. Homeowners who have already authorized access and identified a vendor are in a much better position than those trying to arrange it after the fact.   Walk the perimeter for loose items. This is standard procedure during every pre-storm check. Furniture, potted plants, and anything else we consider a risk of becoming airborne are removed or secured, since these are common causes of secondary damage to windows and doors during high winds.   Photograph for insurance records. Beyond storm prep, we also photograph the contents of the home: every television, major appliance, and piece of equipment, along with visible model numbers. This gives you a documented record on file before anything happens. If a claim ever needs to be filed after a storm, you and your insurer have a clear starting point instead of trying to reconstruct what was in the home from memory. We offer this service in addition to your home watch visits. Ask us about it. We document your home once a year or whenever there’s an upgrade. What this looks like in practice When we take on the care of your home, we start well before the first named storm of the season. We document what matters, confirm the home’s drainage is working as it should, and make sure a trusted vendor already has authorization on file, rather than waiting for a call in the middle of a scramble.   None of this requires the homeowner to be here, and none of it requires urgency once the early work is done. It just requires someone paying attention before the forecast changes, not after.   If your home hasn’t had a storm walkthrough yet this season, now is a good time to get it on the calendar or let us know exactly what you would like us to take care of.   We serve the following Naples communities Aqualane Shores, Port Royal, Old Naples, Coquina Sands, Lake Park, Moorings, Park Shore, Pelican Bay, Royal Harbor, Caymas, Verona Walk, Winding Cypress, Lely, Naples Reserve and Fiddlers Creek and we also have several clients on Marco Island.
